NewWest Homes DESIGN/BUILD PROCESS
At NewWest Homes we make building your new home an easy, creative, and satisfying process. We provide expert collaboration from start to finish. First we provide design services personalized for you and your site. Then we work closely with our factory and your local municipality to engineer, get permits and build your home. We supervise our contractors to complete your home on-site. Our simple, modern design/build process is well thought out, effective, and we can build your home in 1/3 the time of conventional site building.
You will meet with our designers for three rounds of design over several weeks to complete your floor plan and select your finish options. After making final selections with the factory, our team will present finalized drawings, floor plans, elevations, site plans and a complete budget for your approval.
DESIGN PHASE – 6+ Weeks
– Design/Budgeting Meeting – Our designer and project manager will meet with you to review the initial floor plan, site/lot plan and to discuss preliminary design and feasibility. Usually we can deliver an initial site plan sketch and a per square foot estimate for your project during a one hour complimentary consultation.
– Preliminary Site Assessment – Whether you own your lot or you are thinking of buying, we’ll send out our team to visit your site and advise you on the benefits and challenges.
– Conceptual Design – We will work with you to finalize a floor plan and site plan. Based on these plans, we can provide a project quote and timeline.
– Factory Engineering Review – We will submit your plans to the factory engineers, they will draw your CAD floor plan and we will fill out the sales order with your chosen options.
– Permit and Zoning Research – We will work with local requirements and engineers to comply with the the local and state building and zoning departments to obtain your permits.
MODULAR ENGINEERING PHASE – 8+ Weeks
– Factory Drawings – Complete Factory engineered floor plans and elevations suitable for permit submission. Provide engineered foundation drawings and factory sales order finalizing all pricing.
State Approval – Submit your complete plans to state authorities for approval. Manage state plan check and approval process.
Site Engineering – Coordinate with local engineers to provide all reports required by local municipality – Third party engineering fees are additional.
MODULAR LOCAL PERMIT APPROVAL – Approval Time
This is the least predicable part of the process as it depends on local municipality. The permit package has already been approved by the State of California which speeds the permit process, however, approval can take 1 – 6 months. – modular
Local Permit Processing – Submit all plans to the HUD and local building department as needed for plan check and permitting – Permit other fees additional
PRODUCTION – 4+ Weeks
Your home takes 2-4 weeks to manufacture your home in the factory. There may be a few weeks waiting in the production line to begin. Factory construction takes 1/3 the time of on-site construction. The quality and environmentally controlled factory allows for precision crafted manufacturing that is green by design. Your home is build in less time, with less waste and is built stronger to allow for transportation as a complete home.
SITE PREPARATION – Con-current
While your home is being built in the factory, our local contractor are preparing the site including site cleanup and grading, utility and sewer or septic installation and foundation construction.
DELIVERY AND INSTALLATION – 4+ Weeks
Our home transporters and installers will delivery the home to the site and mount it on the foundation. Then we will connect it to the utilities and close up the interior and exterior. We will complete the final municipal and/or HUD (state) inspection.
ON-SITE CONSTRUCTION – 4+ Weeks
Our contractors will complete the interior floors, air conditioning, sidewalks, driveways, landscaping, carports, garages, fences and all other requested on-site construction.
SERVICE – 3 – 12 Months
We represent our manufacturers and contractors who provide a 1 year warranty on all work and a 10 year structural warranty. All appliance warranties pass through to you. We will have a home inspection with you before move in, 30 and 90 days after move in to identify any issues and our manufacturers and contractors will repair them.

PRODUCTION AND INSTALLATION PHASE
30% of Total due with order, 70% or loan commitment due in escrow before start of manufacture.
